Project Objective

To accurately capture the existing conditions of the building and develop coordinated BIM models for the existing, demolition and proposed layouts of all floors—Ground, First and Second—to support design development and permit documentation.

Scope of Work

01

Development of a BIM model representing existing, demolition and proposed conditions.

02

Architectural and structural modelling in compliance with Australian standards.

03

Preparation of a complete Permit Set including floor plans, elevations and required documentation.

04

Ensuring model precision to address discrepancies in existing drawings and site data.

Client Input

The client provided limited and partially accurate data, including scanned drawings, hand-marked sketches, site photographs and several PDF and CAD files indicating the intended modifications.

    Project Description

The project involved the architectural and structural modelling of a child care hospital situated within a mixed-use commercial building. The ground floor contained existing shops, while the upper floors were designated for future hospital and childcare facilities.

Due to significant inconsistencies in the original architectural drawings, our team adopted a meticulous modelling strategy—cross-referencing all scanned images, photographs and marked-up PDFs to reconstruct the actual site conditions with high accuracy.

Once the existing structure was validated, our team developed detailed BIM models for the demolition and proposed phases, incorporating elements such as structural framing, wall assemblies, openings, service zones and code-compliant circulation spaces. All models were delivered at LOD 300 thereby ensuring reliable geometry and alignment for downstream approvals and coordination.

The final Permit Set consolidated the entire design intent and provided a clear foundation for construction decision-making and authority approval.

    Our Client’s Challenges

    • Inaccurate and outdated existing architectural drawings.
    • Limited availability of reliable as-built documentation.
    • Coordination gaps across multiple floors with mixed commercial usage.
    • Requirement for detailed and precise permit documentation for regulatory approval.

    Our Approach and Solution

    • Conducted a thorough review of all client-provided inputs and validated spatial conditions through iterative cross-checking.
    • Reconstructed the existing building conditions in BIM using a data-driven, accuracy-first methodology.
    • Created separate models for existing, demolition and proposed phases for clarity and compliance.
    • Enhanced structural detailing to align with load-bearing systems and proposed functional changes.
    • Delivered fully coordinated architectural and structural drawings meeting local permit standards.
    Output Delivered
    • Comprehensive Existing Conditions BIM Model with accurate architectural & structural information.
    • Detailed Floor Plans, Sections and Elevations for all phases (Existing, Demolition, Proposed).
    • Exterior Elevation Drawings with updated façade conditions.
    • Complete Permit Set with documentation ready for authority submission.
